An EPC (Energy Performance Certificate) is a document that contains a rating of a property's energy efficiency and recommendations on how to improve that rating.  It is intended as an advisory tool for the purchaser or prospective tenant of the property; you, as the vendor or landlord, are not obliged to act upon the recommendations contained in the EPC.  However, over time, with the constant rise in energy prices, properties with good energy efficiency ratings will become increasingly attractive.  An example of a Domestic EPC can be found here.

Our Energy Assessor will require about half an hour (depending on the size of the property) onsite to fully survey those elements that influence the energy efficiency of the property: the heating system, heating controls, glazing, insulation, lighting and the fabric of the building.

On returning to the office the Assessor will write up the findings of the survey and lodge the resultant EPC on the central government website.  A copy of your EPC will be forwarded to you and/or your agent by email once payment has been received.
